Hudson Yards in New York is a mixed-use development that opened in 2019 with luxury retail, office towers, a performing arts center. Vessel, a honeycomb structure of interconnected staircases, was intended as a public landmark but has become a contested symbol of the development's relationship with the surrounding neighborhood. Retail space is anchored by Neiman Marcus and the restaurants are positioned at the upper levels with views of the Hudson River. Sitting on top of a rail yard, the entire complex is connected by a landscaped public plaza. It Is an engineering achievement that tends to get lost in the conversation about whether the development serves the public or just the wealthy. At 150 feet of copper-colored steel staircases, the Vessel creates spatial perspectives that change with every landing as visitors climb through interconnected flights. The criticism of Hudson Yards centers on the public incentives, about $6 billion in tax breaks and subsidies, that were used to finance a development that primarily benefits luxury tenants and high-income residents. Public spaces are technically accessible to everyone but the price points of every business inside the development create an implicit gate that limits who feels welcome. I visited last semester and the architecture is genuinely impressive, the scale and the finish quality of the public areas are beyond what most developments attempt. The experience of walking through a space that's designed for consumption rather than community left me thinking about who urban development is really for. The High Line, which terminates nearby, provides an interesting contrast because it transformed abandoned infrastructure into a genuine public amenity. Hudson Yards transformed public investment into a private luxury destination.
